Tenant Fees with Full Transparency

TomkinsDavis operates in full compliance with current UK legislation governing tenancy-related charges. We are committed to ensuring tenants have a clear, upfront understanding of all financial commitments before entering into a tenancy agreement. Our approach is built on transparency, meaning all permitted fees and charges are clearly explained in advance, with no hidden costs or unexpected additions. This allows tenants to make informed decisions with confidence and clarity at every stage of their rental journey.

Tenant Fee Schedule

Holding Deposit

One week’s rent
Secures the property while referencing checks are undertaken. May be withheld if any relevant person withdraws, fails a Right to Rent check, provides misleading information, or fails to sign the tenancy agreement within 15 calendar days (or otherwise agreed deadline).

Security Deposit

Five weeks’ rent (where annual rent is under £50,000)
Covers any damages or defaults during the tenancy. Registered with The Dispute Service (TDS) within statutory timeframes.

Unpaid Rent

3% above Bank of England Base Rate
Interest is charged on rent more than 14 days overdue, calculated daily until payment is received.

Variation of Contract (Tenant Request)

£50.00 (£41.67 + VAT) per agreed variation
Payable per agreed change to the tenancy agreement at the tenant’s request.

Lost Keys or Security Devices

Cost of replacement
£15.00/hr Inc. VAT (£12.50 + VAT) for additional time
Tenants are responsible for the actual cost of replacing lost keys or security devices, including locksmith fees, new locks, and replacement keys where required.

Change of Sharer (Tenant Request)

£50.00 (£41.67 + VAT) per replacement tenant, or reasonable costs if higher
Covers referencing and administrative costs associated with adding a new sharer to the tenancy.

Early Termination (Tenant Request)

Landlord’s re-letting costs plus rent until a replacement tenancy commences
Subject to landlord agreement. Costs will not exceed the maximum rent remaining under the tenancy.

Tenant Fees Act 2019: All charges listed are in compliance with applicable legislation governing tenant fees. No additional fees will be charged to tenants beyond those set out above, except in rare circumstances where reasonable, clearly justified, and legally permitted.
